Gutter Cleaned is a partnership between Stephen James Fudge and Sheridan Marie Fudge. “We”, “us” and “our” in these terms mean the partnership. These terms cover gutter cleaning and related work booked with Gutter Cleaned, and the use of this website. They are written in plain English on purpose. Nothing in them takes away rights you have as a consumer under the Consumer Rights Act 2015 or any other law.
2. What we do
We clear gutters, hoppers and downpipes from the ground using a SkyVac vacuum system, flush downpipes until they run, take the debris away, and send you GoPro footage of every run before and after. Where we spot a defect — a failed joint, a dropped run, a cracked downpipe, a slipped tile — we photograph it and tell you.
We do not carry out repairs of any kind, we do not clean roofs, fascias, soffits or the outside of gutters, and we do not work on underground drains. If we tell you something needs one of those, that is information for you to act on, not a service we are offering.
3. Quotes and prices
- Prices are fixed from the property type and postcode you give us and are confirmed to you before we start, by text, email or in person. The price does not go up on the day because the gutters turn out to be worse than expected.
- The price covers every gutter run and downpipe on the main house. Conservatory, extension, garage and outbuilding gutters are extra and are quoted separately — tell us about them when you book and they are included in the fixed price.
- If the property is materially different from what you described (for example, a three-storey house described as two, or a conservatory not mentioned), we will tell you the correct price before starting, and you can decide whether to go ahead. You are never charged for work you did not agree to.
- Commercial buildings, blocks of flats and anything above four storeys are quoted per building after a free survey.
- All prices include VAT where applicable.
4. Booking
- A booking is made when we confirm a date and you accept the fixed price. Nothing is payable in advance for domestic work and we do not take deposits.
- We give you a slot and aim to keep it. If a job earlier in the day overruns we will tell you as soon as we know.
- You can move or cancel a booking at any time before we set off, without charge. We just ask for as much notice as you can manage so the slot can go to someone else.
- We may move a booking for heavy rain, high winds, ice, illness or vehicle trouble. We will tell you as soon as we can and offer the next available date. You are free to cancel instead, with nothing to pay.
5. What we need from you on the day
- Power. The SkyVac runs off mains electricity. We need access to a standard 13-amp socket — an outdoor socket, or a plug just inside a door or window — so someone needs to be there to let us plug in. For rental properties we arrange this with the tenant.
- Access. Gates unlocked, and a clear route round the property for the poles. Where a rear gutter can only be reached from a neighbour’s land we will ask them, not you, and if access is refused we clear what we can and adjust the price.
- Vehicles and valuables. Please move cars from directly under the gutters if you can. We are careful, but wet moss falls where it falls.
6. Payment
- Domestic jobs are paid on the day, on completion, by card on our SumUp machine. You get a receipt straight away.
- Landlords, letting agents and businesses can be invoiced. Invoices are due within 14 days of the invoice date unless we have agreed otherwise in writing.
- If an invoice is not paid on time we may charge interest at the statutory rate under the Late Payment of Commercial Debts (Interest) Act 1998 for business customers.
7. The Gutter Health Plan
- The plan is two visits a year, autumn (October–December) and spring (March–May), at the per-visit plan price confirmed when you join.
- You pay for each visit on the day. There is no contract, no direct debit and nothing paid in advance. You can leave the plan at any time by telling us; there is nothing to cancel and nothing to refund.
- Your per-visit price is fixed for 12 months from your first plan visit. Before it rolls into the next year we confirm the price for the year ahead.
- Visits can be moved within their season. If a visit is skipped altogether and a year passes, the next clean is at the standard one-off price and you can rejoin the plan afterwards.
8. Footage and photos
- We film every gutter run before and after the clean and send you the footage the same day, normally by WhatsApp or email. It is included in the price.
- The footage is yours to keep and use. We keep a copy as our record of the work for six years.
- We never use footage or photos of your property on this website, on our Google Business Profile or on social media without asking you first. If you agree, we use the street name and never the house number, and we remove it if you later ask us to.
9. What we are not responsible for
We take reasonable care and we are insured. There are some things that cleaning a gutter cannot fix or can reveal, and we want to be straight about them:
- Existing defects. Failed joints, brackets pulled out of rotten fascias, cracked downpipes, slipped or broken tiles, and gutters that leak once the standing water that was masking the leak has gone. We photograph and report these; we did not cause them and we do not repair them.
- Underground drains. If water still backs up at the bottom of a downpipe once the pipe is clear, the drain below ground is blocked or damaged. That needs a drainage contractor.
- Staining. Algae and tide marks on the inside or outside of a gutter, the fascia or the wall are marks left by long-standing blockages. Clearing the gutter does not remove them.
- Re-blocking. A gutter under trees or below a mossy roof will fill again. How fast depends on the house, not on the clean. The Gutter Health Plan exists for those houses.
- Fragile gutters. Very old or brittle plastic and rusted cast-iron can fail under the weight of the wet debris in them or when it is removed. If we think a run is at risk we tell you before we touch it, and you decide.
10. If something is wrong
Under the Consumer Rights Act 2015 you are entitled to a service carried out with reasonable care and skill. If you think a clean has not been, tell us. We will look at the footage with you and, if we have missed a run or left an outlet blocked, that is covered by the 30-Day Free Return in section 11. If the problem is one of the things in section 9, we will explain why with the footage and photos.
If we cannot resolve it between us, you can use the courts of England and Wales, and nothing here stops you using any alternative dispute resolution service you are entitled to.
11. 30-Day Free Return
Every clean comes with a 30-Day Free Return. If a gutter or downpipe overflows within 30 days because something was missed, I come back and clear it free.
This covers the gutters and downpipes on the original job. It does not cover new blockages from storms, falling branches or nests built after the clean, or damage that needs a repair.
The 30 days run from the date of the clean. Ring 0800 086 2887 or email info@guttercleaned.co.uk, say which run is overflowing, and send a photo or short video if you can. It is checked against the after footage from the original clean and the return visit is booked. The 30-Day Free Return is in addition to your rights under the Consumer Rights Act 2015, not instead of them.
12. Liability
We are liable for loss or damage we cause through our negligence or breach of these terms, up to the limit of our public liability insurance. We are not liable for losses that were not a foreseeable result of our breach, for losses caused by defects that existed before we arrived (section 9), or for business losses of any kind where the service was supplied to a consumer. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.
13. Your cancellation rights as a consumer
If you book as a consumer by phone, email or through this website, the Consumer Contracts Regulations 2013 give you 14 days from the day of booking to cancel for any reason. Because most cleans happen within that 14 days, by asking us to come during the period you agree that we can carry out the work, and that if you then cancel after the work is done you pay for it in full. Our own policy in section 4 is more generous than the law requires: you can cancel any booking before we set off, at no charge, at any time.
14. The website

15. Law and changes
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, without taking away any right you have to bring a claim in the courts of the part of the UK you live in. We may update these terms; the version on this page on the day you book is the one that applies to your job.
